Andara Resort & Villas is a hillside development of 37 residential units in Kamala, comprising both freehold condominium suites and villas. Residence suites run from 2 to 4 bedrooms and villas from 4 to 7 bedrooms, each with private pools and rooftop jacuzzis, set on Kamala's Millionaire's Mile overlooking the Andaman Sea. The development includes an on-site fitness centre, spa, tennis courts, dining and 24-hour security.

Condominium suites are eligible for foreign freehold under the 49% quota, while villas are sold freehold-of-structure with a protected land lease for foreign buyers. Confirm which arrangement applies to a specific unit with the developer, and take independent legal advice before committing.

Villas and land in Thailand can’t be owned freehold by foreign nationals. They’re typically held through a Thai company or a long lease. Thailand’s 2026 nominee-company enforcement, where the Department of Lands and the DBD now cross-check company shareholders against land titles, has made the company route materially riskier, with forced sales and criminal exposure on the table. We are not recommending land-based Thai purchases until the enforcement picture settles. Take independent Thai legal advice, and confirm the exact ownership structure in writing, before committing.
